Who are We?
Regalty Estates was established with apartment owners at the centre of the business plan. Having witnessed mismanagement from other agents and poor service provision, we felt that there was a gap in the marketplace for a dedicated service solely to apartment owners. We do not do anything else, unlike many other agents who spread their portfolio to include other services. As such, our service is tailored exclusively to you and your development.

Our Experience
We have over 7 years experience managing luxury apartments and delivering quality service to clients who have been established with us since we started our operation. Our broad range of expertise from financial planning, budget analysis, dispute resolution and tribunal work places us in a unique situation of delivering a service standard that means clients do not have to ‘shop around’ for the best service.
Running a flat management scheme can be an onerous task, for anyone. The legal requirements are becoming greater, and the growth of Section 20 consultation has placed greater burden on leaseholders. Furthermore, the intricacies of legal proceedings or Valuation tribunals can cause huge distress to residents and directors alike. Furthermore, the compliance with regulation and statute can become ever more difficult. We take the burdens away from directors, so they can concentrate on key decision making for the apartments benefit.

Is it Easy to Change?
In a word Yes. Many apartment owners suffer from huge apathy as they feel powerless to make a difference to the way their home is being run, despite in many cases being desperately unhappy with the existing agent. We can advise as to the rights of apartment owners, how to become a director, the rights of a managing agent to retain business, dispute procedures and protocol. However, in most cases, it is as simple as the board of directors committing to a change which will both financially change the direction and fortunes of the management company.

How do we administer your fund?
To prevent fraud and to encourage distinction of management identity, we setup (at no additional expense) your own bank account, unique and separate to our own and the developer's. This ensures that there is a distinction between transactions and payment systems, and secures the long term financial future of each site under our management.

Can I save money?
In many cases the answer is yes, however this is not our principle focus. What we aim to do is reduce management waste and inefficiency and improve service delivery, so pound for pound of your service charges you get better value for money. It is vitally important not to underfund a project, something which many developers are driven to in order to achieve maximum sales return for them, and to this end we will only ever manage estates with realistic budgetary expectations. It does nothing to underfund a building for the sole purpose to reduce service charges, as the long term impact on the depreciation of your most valuable asset produces a false economy that only huge investment by way of the membership can put right.

What should I expect?
Many agents do not respond promptly to correspondence or concerns. Faults get reported without a response. Frustration develops between the members, the board and the agent’s representatives. This is not the model of management you should expect. We will answer your questions, engage with your views, and change the management processes wherever possible to fit into your rightfully high expectations of our service. It isn't enough to do what most agents do, which is react to a problem when it develops. Preventative management systems are just as vital as reactive ones, and at Regalty Estates we work closely with the directors to foresee future problems, and put systems and financing in place to ensure those problems are dealt with head on.
